Important Information

Check-in and Check-out Procedures

  • Check-in is after 4pm. Check-out is by 10am.
  • Must electronically sign an additional Rental Agreement Terms and Conditions and any Neighborhood Rules sent by Host (property manager) or entry information cannot be sent.

Property Access

  • Guests do not have access to the locked off portion of the Sportsman's Lodge, the Fitness Center, or the Wine & Cigar Bar. That is for member use only.
  • There is one exterior security camera, a Ring doorbell cam mounted by the front entry door.

Policies and Rules

  • No smoking allowed.
  • No events allowed.
  • Minimum age: 25 years to reserve. This person is required to be the person signing the agreement and must be one of the persons staying in the property for the reserved dates.
  • Children allowed.
  • This home is not pet friendly. Pets are not allowed.
  • Do not leave food or trash outside as it could attract animals. All trash must be bagged and placed in the trash receptacle indicated in the Welcome Book inside the house or your digital guidebook.
  • No parties or gatherings above the posted occupancy allowed at any time. Keep outside noise respectable.
  • Guests are not allowed to bring their own ATVs. For information about ATV rentals, please visit Off Road Adventures website.
  • Guests are responsible for supplying their own recreational equipment (basketballs, soccer balls, tennis equipment, etc.).

Fees and Payments

  • All stays at Eagles Nest homes have an additional amenity fee in order to maintain the facilities and features in the development.
  • Firewood may be purchased at the time of booking, or by calling with a week's notice. You receive two wrapped, kiln-dried bundles and a firestarter for $25 plus tax.
  • Eagles Nest Winery day passes are available onsite for $25.00 each.
  • The summer concerts are open to all guests; there is an admission fee for each person and cash bar for food and drinks.
  • Cancellation policy: Bookings canceled 60+ days before arrival will receive a refund of the deposit. Bookings canceled between 31-59 days before arrival will receive a refund of half of the deposit. Bookings canceled within 30 days of arrival are not entitled to a refund unless the reservation dates are rebooked to another guest. All bookings are subject to a $50 cancellation fee.

Parking and Vehicle Requirements

  • 4WD/AWD and/or chains recommended during winter (Nov-March) for all homes. Travelers visiting during the winter months where inclement weather may be possible should come prepared with an AWD or 4WD vehicle, and chains may also be required if it snows. No refunds, allowances, or date changes will be given to travelers who are not prepared with the proper vehicle, as outlined in the Rental Agreement.

Utilities and Amenities Access

  • All Eagles Nest homes have internet, but some areas of travel may not have cell reception.
  • Outdoor waterfall is seasonal (end of May through October).
  • Outdoor fireplace is not operational. For safety, do not use the outdoor fireplace.
  • All BRMR homes offer kitchens with cooking basics and utensils needed to prepare meals. There is also a starter set of paper products at the house: a roll of toilet paper per bath, several garbage bags, a small vial of dishwashing liquid, a few tablets of dishwasher detergent, some laundry pods, a roll of paper towels, hand soap, shampoo, conditioner, body wash, and some makeup remover cloths. These items are provided for one or two nights. Hair dryers are not provided. Towels and linens are provided.

Construction and Noise

  • Eagles Nest is an up and coming community, with construction currently going on in several of its neighborhoods. Construction noises may be heard from 7am-7pm Monday-Saturday.

Special Events and Restrictions

  • The North Pavilion is host to several summer parties including a Fourth of July celebration and concerts that guests may attend. In the event there is a wedding or other private party, guests are not allowed in or near the Sportsmans Lodge.
  • The summer concerts are open to all guests; there is an admission fee for each person and cash bar for food and drinks.
